Buying a Home

Buying a Home is Fun!

Especially with the Right Real Estate Agent

I understand how stressful it can be to purchase a home. My goal is to make the process enjoyable and help you find the right match for you and your family. With so many choices in the Orlando area, I can point you in the right direction. Your decision may be based on proximity to work, school ratings, neighborhood, restaurants and other ammenities. SInce I know the area and surrounding areas so well I can help you narrow down the choices and zone in on exactly what you are looking for.

Once we figure out what you want it is easier to find opportunities in those areas. I don’t want you to settle on a long term investment so it is best to weigh out all your options. Whether it is your first home, transition home or retirement home, I want you to be happy with your choice and even happier with your services.

Happy Homebuyers!

Home Buying Tips

Finding the Perfect Home for You
  1. Start your Research Early - This is the best advice I can give. The more you know about the market and the available properties when the right one comes you will be able to jump on it and make an offer. It will just click!
  2. Determine How Much House you can Afford - We all tend to over buy or shoot for the stars but if you are practical with your purchase you will be comfortable with all that comes with being a home owner.
  3. Find the Right Real Estate Agent - We are important partners in your quest for purchasing a home. Our knowledge of any given area along with the statistics of the town you want to live in are crucial to finding the right place to live.

The Home Buying Process

How It Works

I’ve helped many people find a home and during the process made lasting relationships. My goal is to do a great job and earn your business so that I can get referrals. That is the ultimate compliment!

  • Do Your Homework

Just like anything else, you get better results when you are informed. Whether it is the people, schools or attractions that draws you to a certain place, your better off learning about the area before you waste your time looking for a home in the wrong place.

  • Review Your Finances

Living within your means is tough, we all want the best for ourselves but regardless of the size of your budget you should keep a few things in mind. Are you looking for a home that needs some work or do you just want to move in? In either case, you may want to jump in and buy furniture and decorate but that can always come in time. Look at what you are spending now for all the necessities and figure out your cash flow. Since the price of the house does not include taxes and insurance you need to come up with a comfortable monthly payment and work backwards from there.

  • Preapproval Credit

Once you come up with a ballpark target price you should go to a few banks of your choice and discuss with them that you are planning on buying a home and want to get preapproved so that when it comes time to see some homes you are not wasting anyones time, especially yours. This also prepares you for the big day, just finding all the paperwork could be a task in itself.

  • Go Shopping

As a realtor, I can help guide you in the right direction of what you are looking for and also keep a watchful eye on anything new that hits the market. If you are organized with everything else, you can jump on opportunities a lot easier and prevent missing “the one”.

  • Make an Offer

Once we have found “the one” it’s time to make an offer. This is where my expertise in negotiating contracts come into play. You can certainly save some money depending on the situation of the seller or the time the home has been on the market. Either way we take all those facts into consideration so you can make an offer they can’t refuse!

  • Get a Home Inspection

In general you want to know what you are getting yourself into. Having a home inspection will give you a snapshot on any potential pitfalls or perhaps catch something that the seller is responsible for which can be worked into the contract.

  • Appraisal & Paperwork

Once everything has been agreed upon we can get the paperwork started and signed. There is some time that it takes to get the actual loan for the home and negotiate a fair interest rate that you are willing to pay for borrowing money.

  • Close the Deal

As the finish line approaches there is some time that it takes for all the details to shake themselves out. My goal is to make it to this point as smooth as possible so we can get you the keys to what you worked so hard to get.
